Thanks @Steve Bracero , ya I wasn't sure if there is some weird Massachusetts law that was affecting other investors decisions.  

I'm liking what @Ann Bellamy mentioned about using both!

I know this question has been asked a million times but I'm looking to be a little more state specific.  

I've noticed most multi family properties in my area (bridgewater, west bridgewater, easton..) are owed by a trust. I always thought LLC was the way to go, why are most MA properties that I've seen in a trust? And why would someone put it in a trust instead of an LLC? Or maybe the trust is part of an LLC? Thanks for your help!

Hey Charlie MacPherson , not an indoor pool. It's an in-ground pool towards the back of the property in West Bridgewater. But it does have a vomit inducing layer of slime on it!

Looked at a house today for a possible flip. Has an old in ground pool in need of a LOT of TLC. I'm not sure how to estimate the cost of fixing this up. Has anyone done a flip with an in ground pool needing repairs? Any idea what I should estimate for costs? I have pics but am not sure how to post on mobile app. I posted this is the Massachusetts Boston forum so prices reflect the region. Thanks!

congrats @Patrick Wheeler on this flip! I have some questions...How did you find the deal?  What hard money lender did you use?  Hows it going so far?  I'm right around the corner in West Bridgewater!

I work all around Boston, South Boston and Dorchester and do a lot of driving.  I've seen a lot of triple deckers with an Endeavor sign out front.  They are a hard money lender based out of Boston.  Anyone on here ever used them?
