 That's why I like prospecting in college towns, I feel the turn over is a little less considering most students will have the lease for at least a year. And there will always be new students coming in so vacancy, I feel will be a lot lower than other residential areas.  Thank you for the heads up and input @Edgar Gutierrez

Agreed. I'm always toggling on the idea of waiting it out a bit as I really do believe we are in a peak especially in our area and prices will decrease soon.  

And to add to your out of state investing. That is my main concern as well. Although, it might be a yield property the first year but if something big happens, there is a big challenge I would have to face just because I will be so far. And I am positive it will not be cheap. @Ned J.

Currently looking in Cleveland Ohio as well. Numbers seem to all add up well, just a little hesitant to bite the bullet because it is far from me. I wanted my first few investments to be something I could see and drive to when something goes wrong. But Midwest seems more appealing each day as our bay area market increases.

Hey everyone! I'm interested in a property in ohio,  44109 zip code. I might possibly get it for 35k change the flooring, cabinets, and do paint to possibly flip or hold / rent. Just came across this thread and I would love to here these questions answered as I am looking for the same thing!

Hey Hung, I'm getting a decent amount of cash flow but it is seasonal as I've heard from few other people on BP as well. I started off by airbnb'ing an extra room I had. Just to get my feet wet and kind of get a feel for it. If you have an extra space I would recommend that.  My target areas are close to any public transportation or anything within a 10$ uber ride from DTSJ. @Hung Nguyen
