Insurance. General liability yes.

High deductible yes

Rental management yes.

Decent school district yes.

50 year old rule of thumb in lending money and rental property. Don’t rent to anyone profession starts with a “P”. Think on it.

Ryan. I looked in that area 8-10 years ago. I called a friend of mine who was a captain in the fire department for the area. He told me the neighborhood I was looking at they just steal. About 3 blocks over they shoot and steal.

Always follow the schools.

None in city of Birmingham or Tarrant city.

Your correct Michael. Birmingham is a terrible place to invest. Bad schools bad prisons shooting and stealing all over the place. Birmingham and Alabama really is not a good place for out of state investors.

I believe in follow the schools. The good customer/tenant wants good not great neighborhoods and schools.

I have been investing in Birmingham since 2007. Couple of items I can share with you.

Follow the schools. Good customer wants good schools. Stay away from Birmingham and Bessemer schools.

Stay away from Center point. Shooting and stealing. About 1/2 the Jefferson county schools are good. Taxes and homeowners insurance are cheaper in St Clair and Shelby county. That is were I will buying another property within next 90 days. Good luck

They are real proud oh those areas. Try adjoining St Clair & Shelby counties. You can get a brand new house for under 195k and rent for 1300-1400 month will no major maintenance next 10 years. Good luck.

I have been an investor in Birmingham since 2007. Always follow the schools. Good customers follow the schools. That will not be cheap. Stay away from Birmingham city schools unless you personally don’t know the areas.
