Great!  Thank you for the advice, David.  I’ll look into that and see if it is a fit for the property.  I appreciate the help!

Perfect!  I’ll look into vinyl plank.  Is there any style or brand you would recommend?

Thank you both for you input and inquiries.  I am looking to potentially replace the subfloor and use vinyl flooring.

Apologies for the delay.

Hi all!  I am looking for general contractors in the Louisville, KY area.  I recently purchased a duplex and need to update both units.  The flooring is the primary need for both units.  The paint, electric, plumbing, and bathrooms could also use some light work.  If you could recommend anyone that can handle these needs, specifically the flooring, it would be greatly appreciated!

Thanks!

In addition to the two sessions you listed, I am very excited to attend the sessions listed below.

- BRRRR Your Way to Financial Freedom - David Greene

- How to Maximize BRRRR Returns - Tarl Yarber

- How to Acquire High-Yielding Properties Out-of-State - Benton Cotter & Alex Osenenko

And I'd be happy to meetup with you on Monday!

Just to get the email listings, I'd recommend it. Some of the deals they list are off market ones you won't see with the usual MLS sites.

Thanks for the recommendation, Andy.  I'll sign up for KRIEA asap!

@Scott Smith thank you for your input and sharing your expertise.  Also, your blog describing the 5 pillars that protect your investment have provided a clear picture and a roadmap for asset protection down the road.  Your help has helped me see the different levels of asset protection.  Thank you!

@John Palley thanks for sharing your thoughts. You're right. The costs of an LLC will add up and eat into any cash flow when starting out. Since I'm am looking to invest in SFRs or small multi-family (1-4 units) to start, an LLC might be something I'll reconsider at a later point.

Thanks for all the help, I appreciate it!

@Rob Bergeron thanks for suggesting the land trust!  I'll look into that.

@Alex McIvor No problem, I'm glad that this thread is helpful. Lots of good info to ponder. But yeah, $800 a year to have an LLC in CA would take a bite out of cash flow (especially from the first property).
