hey man don't rush into anything. Look at the podcasts on this site listen to the advice on the forums and try to find local real estate meetup groups and also read up on partnerships cuz most times they don't work out and if they do they always come to an end at some point

I will just find houses where  the numbers work and enjoy the cash flow because that's the name of the game cash flow. appreciation is nice but don't count on it. and make sure you find a good location with people need to live like my hospitals and schools ext..

Hi everyone I'm new to investing and found a nice property. My question is how do you use the money you borrow from a private lender. Do you use it only for the down payment and then refinance cash out and pay it back or do you use it for the entire purchase price Thanks

As far as I know 3 and 4 fam are the same. Its when you get into 5 plus units is when things get more complated. Pluse unless your planning on renting to section 8, I don't know of any yearly inspection.
