This sounds like an exciting journey for you both! I love the approach you're taking—investing in places you'd personally enjoy vacationing in is a solid strategy. With your husband's contracting skills and your real estate/design experience, you're already ahead of most first-time STR investors.

I agree that luxury 1-bed, 1-bath rentals are an untapped market. Many high-end travelers prefer a boutique, intimate space over a larger property. The key is finding a location where demand for that type of accommodation is strong year-round.

Since you’re considering NC, SC, Georgia, and Florida, I’d recommend looking into areas that are not just tourist hotspots but also have a strong local demand for corporate travelers, couples’ getaways, and digital nomads. Waterfront properties with a unique experience (private dock, panoramic views, exclusive amenities) tend to perform well.

One thing I've noticed from working with STR investors is that a lot of them eventually look into international opportunities, especially in places where the real estate market is booming and rental yields are significantly higher. Have you ever thought about diversifying beyond the U.S. at some point? Would love to chat more if you're open to it!
