Hey @Alireza Shayan,

Also a fellow Canadian living in Vancouver, BC here. I recently just went through this exact thing so be happy to chat more in details! 

But essentially, you'll want to have your entities, ITIN, EIN and your bank accounts set up in the US before you start putting offers on properties and asking HML to fund your deals. Some of these things take quite a bit of time so you'll have to jump on these! Let me know if you want me to connect you with someone in the US who have helped Canadians set this up!

Have you talked to TD or BMO? If you have an account with them, they might be able to look at your Canadian side and use that to qualify you. I know a mortgage broker that is based in Florida that works with Canadians. Be happy to pass along the information if you'd like, just shoot me a message!

Hey guys had a question about using hard money lender to acquire a property to brrrr, has anyone done it before and how did it turn out? I know most people use “cash” to acquire the property and fund the rehab initially but we want to see if it would be possible to leverage so we can do multiple ones at once. Any insights would be appreciated.

so I've been hearing people saying that if you buy a commercial property 30% off market value then you might be able to get 100% financing since the lender will lend 70% of the value of the property and value is based on the NOI in the commercial space.

Is this right and has anyone had experience doing this? Or am I dreaming?

just recently spoke to a couple national lenders that lend to foreign nationals. Here is the list, let me know if you want me to connect you. Keep in mind that most of them will require you to have some "skin in the game" and roughly require 20-30% down.
