I see, thanks for your response! I wouldn't mind going out a bit further if all the areas mentioned above are too saturated with competition. If the growth just outside of these areas are going to be echoed by these popular areas then it wouldn't be bad to go in earlier. Can you think of areas that might be up and coming that are just outside of these hot areas?

Howdy Folks! I was doing some DD on Cleveland, OH and concluded that it might be a great market to enter in 2021 for cashflow & appreciation, due to a couple of things: What do you guys think?

Marco:

  • - Heath Sector is one of the major employers โ†’ increased aging population/more job growth 
  • - Bioteh, fuel cell research & tech sectors all growing โ†’ forbes speculates could be next tech hub
  • - Opportunity Corridor (projected to complete in summer 2022) โ†’ revitalize the "forgotten triangle"
  • - Large businesses coming in & staying โ†’ Plug & Play (start up accelerator funding company), Link 59 (62,000 square foot complex), Sherwin Williams, NASA

Micro

  • - Great PTR ratio โ†’ Great cashflow
  • - Strong renter's markets โ†’ over 50% renter occupied
  • - Barrier to entry is low โ†’ scalable
  • - BRRRRable

Thanks so much for your response! Yeah it's not worth the headache for me to go into D class neighbourhood, but sometimes "beggars can be choosers" haha. Curious tho, what level do I have to raise my price points to in order to be able to afford the market?

Hey everyone! Obviously we all love using the BRRRR method to supercharge our wealth in real estate, but what are some downsides that you guys can think of that a newbie should beware of? I have a solid understanding of how the BRRRR method works but have never actually done it before and plan to use it for my first deal!

Hi there real estate enthusiasts! 

I was hoping to get some insights on opportunities in the state of Alabama, specifically I have heard good things in Montgomery, Huntsville, Tuscaloosa, Mobile. I have done some background research on these areas but there is no better place to get to know the areas more than to talk to locals and experienced investors! I am an out of state FOREIGN investor, and I was hoping if anyone has good experiences in these areas could give me a shout and take a look at my criteria and see if coming in would be a good fit!๐Ÿ‘‡

Here is my specific situation:

- Budget of 30-40k for the PP & 15-20k for Reno (65%-70% all in ARV)

- Cash Offers 

- BRRRR strategy -> Buy & Hold

- SFH/Duplex
