You should be fine with them, they are a pretty big company that works a lot with Hunt Real Estate

Throw a 15 yr or two in there and in a few years open a HELOC on the equity you have created. I want something paid off before I’m 50.

Just shingle it, its quick and easy and will last 20+ years. Roofing is a great thing to learn if you want to save yourself $1000s as a landlord. the rubber gasket on the fasteners for a metal roof dont last forever.

@Nancy DeSocio they will be there all the time working on their junk, using electricity, clogging up the driveway and annoying your tenants. They will also probably try and haggle you on price because theyre already blowing $ on their junk car. A business type renter that stores stuff will be in and out and low maintenance. For me, one guy has a piano business and the other has mattresses. You could also get someone who uses it like a storage facility.

Throw her crap in the dumpster and move on, dont waste any money or time on it. I would be skeptical of the new tenants.

Luxury vinyl plank (lvp) is the way to go especially over laminate. Its completely waterproof, easy to install, durable and looks good. I would never put laminate down.

On rentals in my area, renting out the garage is the difference between it the property being a worthwhile investment. If you get the right people renting, like a business that stores material, its easy money. 9/10 people will want to use it as their personal workshop or to work on their junk cars, avoid them.
