I really like the people down in San Jose, which makes my drive down there from San Francisco worth it every time. David and Minh are really smart investors, you'll learn a lot from them!

Rental deal - bought a 4/3 townhouse in Dublin last year at a discount. Cash flow NEGATIVE and I am feeding it.

Current deals:

- SFR rehab in North San Jose

- In contract to buy couple houses to flip in Stockton

- bought one SFR from courthouse auction in the Modesto area this week.

- Possible SFR deal in the Vallejo area. Sellers said Yes, than No, than Yes.

Want to have:

- partnering up with you guys on a multi-family rental, really want this to happen!  I am working hard to flips & saving $$ for it.

- A great deal from a wholesaler, especially in Oakland or Richmond area.

 Nice flips David! It seems like every flip you use different materials, why is that? Or am I just flat out wrong and need my eyes check?!? lol

Tom, thanks for answering my previous questions, it sounds like a lot of thought and effort went into this flip. Why not parlay this into another flip of this magnitude since you've already learned of all the steps?

@Tom V.  - Gorgeous renovation and sold over list too, congrats Tom! As a native in SF, I have heard of the horrors of the planning department and community approval. Did you run into any large road blocks that you had to overcome? I also saw that legally its still an old house, is it true that planning takes a much longer time for a new build versus a rehab of this nature?

Prices per square foot are up all around San Francisco. It seems like Bay View and the Excelsior areas have a number of these smaller homes that can be expanded. What are your thoughts for the SF market going forward?

Gemmil, glad to see another San Francisco native on BP! I absolutely love SF, born and raised in the Sunset district and still live here to this day. Real estate in SF isn't as straightforward as other cities but has been highly rewarding for those that can navigate through the mess. I wanted to buy in SF during 2010 but the rents barely covered in the mortgage. Fast forward to now and rents have gone up 30-40% and prices up 30-70% depending on the area. However, if I had rented out my house with an inlaw, they probably would still be living there with 2010 rents as they would be priced out of living anywhere else in SF! Good luck wherever you choose to invest!
