I would ask for ask for 3 or 4 month rent deposit.  Ask for a checking account which they probably don't have.   I would probably pass on this one.  You know there a lot of fake id here.

I would call section 8 explain my policy of not letting criminal with recent violent record be tenant.  You may have to talk with a supervisor to see what they say.  I will be terminating the lease.  It just too much of a chance of continuous criminal activity of a violent nature.

For soundproofing, 3/4"cork sheetings is required by most condo association between floors.

Houston is really not an appreciative market.  It is more of a cash flow market.  It is a relativestable market overall. 

They already know that they need to pay for the repairs. You may have to put an addedum to the rental agreement that they will be responsible repairs created by their dogs.  You may also have a discussion about removing carpet out of the rental.

It is a sad state of affairs. Our educational truly need to add some classes on budgeting and spending money as a required for graduation especially in high school and colleges.
