I would ask you to consider that you may actually be incorrect about the true value of this home. Without having a separate in-depth professional evaluation done, how are you absolutely certain that it really isn’t worth 600 K. There has been ridiculous appreciation in many markets across the United States. Consider getting a realtor involved to see if that number really is (or isn’t) accurate or even better, get a second independent appraisal. If it really was worth 600K , would you change plans and consider selling?

@Nathan G. Why would you go straight to eviction ? The lease is month-to-month and all you have to do is send a notice of non-renewal. Give the tenant the appropriate non renewal notice (depending on your state but usually 30 to 60 days notice but check with your State). If the tenant does not want to leave, don’t accept money because basically if you do, you are extending the lease. If the tenant doesn’t leave ,then you can Evict.

Going through the legal process to get someone out of your home is much easier when you’re just simply not renewing the lease rather than trying to come up with a reason for eviction.

Look into Refinancing your student loan debt. There’s a possibility you can get a much better rate than 6% in this market however you might have to shorten the term of the loan but either way, you’re saving a significant amount of money.

Somehow, this just made me think of Ben Affleck’s line in the movie Good Will Hunting. You’re suspect!!

All kidding aside, only you and your neighbors know the extent of the smoke’s smell from the sidewalk . One thing I would be concerned about however how often do other people around your place smell tobacco/ vape odors.

You could just sit down with your landlord and explain to him in great detail how you overcome some barriers such as:

1. Just exactly how you smoke when it is raining.

2. What you do when it is really cold outside.

3. How do other members in the community get around you when they are walking on the sidewalk (perhaps in pairs or parents with strollers) especially when there is concomitant traffic and you are not stepping back onto the property / grass / lawn to get out of their way.

4. How you manage the cigarette smoke/Vape fumes/odors when the wind is blowing in erratic different directions back towards the property.

It really depends on how many properties you have. If this is only one of a small amount of properties, invest in a dryer exhaust vent cleaning system off of Amazon. They are pretty simple to use and all you really need is a cordless drill. This will also afford you the opportunity to go over to the property and see how things are maintained overall with your renters. If you have a large amount of properties, probably best to have a contractor do it for you.

This is unprofessional advice and also illegal in Georgia and would likely fall under self-help eviction .

§ 44-7-50 - Demand for possession; procedure upon a tenant's refusal; concurrent issuance of federal lease termination notice

I agree with other responses to let the court system procedures take care of this .

Post: Anyone investing in EV charging stations (other than stocks)?

 It seems like the easiest way to invest in EV charging stations would be to have a handful of them in your strip mall or hotel but is anyone investing in actual full charging stations or even aware of any syndication deals for EV charging stations?
