Instead of putting 100% of your cash down maybe spread it out and acquire a few rentals that cash flow good and have some reserves because you will need them.
I'm not sure which cities are best because I am in the same boat as you minus the cash, but saving at a rapid pace to get there.
Also, great job renting out to your friends and limiting expenses. Maybe look into a multifamily and house hack???

I will definitely shop around and see what terms are favorable for my position.
Marines possess great work ethic and know how to make things happen. I think if it interests then RE investing would be a great route to venture on especially since we can utilize our wonderful benefits (VA loan,GI bill).

I had a similar situation when I joined the Marine Corps. Peers and some friends were always like "well what if you get shot"?
There will always be that group of people who are happy just floating along and not reaching for the stars. If you want something go out and get it! Don't let family and friends hold you back. If that's the case maybe you ought to find a new group of people to hang around with.
They say you are who you hang around with and I completely agree.
If you associate yourself with a bunch of lazy couch potatoes then you will most likely follow suit. On the flip side if you hang with people who wake up at 5am, hit the gym, and bust their butt following their dreams, I'd say you stand a better chance at finding success.
Long story short: invest in RE!

I've done a few of the things you mentioned such as driving neighborhoods and calling the listing agents asking what the price is and sq. Footage etc.
I'm also on BP analyzing deals that would look good if I had the cash on hand.
I'm currently still saving for a down payment and building my reserves.
Educating myself is my #1 goal at the moment and in about a year I would like to start punching my time sheet and getting the ball rolling when it comes to being an active RE investor.

I appreciate the "no fluff" advice. I've been wondering that myself.
At which point do you think liquidity has reached "enough"?
If I were to buy 10 properties at $150K w 20% down that would be roughly $300K in cash brought to the table right?? Seems like that would take a very long time without utilizing private money or getting really creative, but I am very creative and willing to go that extra step. Let me know your thoughts.
I really would like to jump in and learn as I go. That might sound stupid, but you can't really learn until you start. That's my outlook on life. Please advise for or against.

I see that you are in Venice Beach. My father owns a Valet parking company and we control that beach lot to the Venice Ale house.
Are there any multi families in that area and if so what's the cheapest end of the spectrum?
