@Marcus Coleman There is a lot to consider for picking cities to invest in, everyone is going to have different strategies. Me: I invest in my own back yard. There are a dozen cities within a 30-40 minute drive from my home, that's where I look to invest.
But that's me. BP has many out of state investors that do well in that arena.

For those that are not sure what is being described here or have answered hastily, this is a subject worth looking into. Read the book by Simon Sinek - Start With Why. There is also a short YouTube video he did on the subject. But starting with your 'Why' should not be something you can answer quickly if you REALLY get to the true why.
Why has to speak to the soul of who you truly are. "I want to be wealthy" is not a why, that is the result of something. "I want to make money in real estate" is not a 'why' - that is a what or a how.
It took me over a month to come up with my why, and I ended up coming up with something that in the end became more of my life's 'mission statement' if you will:
My Why - To focus the efforts of my life toward things specific to the service of those I care for, the acquiring of wisdom and knowledge for myself, or to gain understanding into the mysteries of the nuances of life.
That is me to a T. Now WHAT I do has to fit into my why. That in the end is what makes people truly happy. I realized that my corporate america job does not fit my why. And even though I enjoy it I have to start to focus on something that gets me more towards my why, even if it takes years.
Again, I highly recommend reading the book.

No lease is like letting someone drive your car with no license. Big risk in comparison to letting someone with a license drive it.

After that book you might be disappointed in most of the rest of the books out there, I know I have been. If you grasp all of the concepts in Jay's book then you might move on to more 'meaty' type of books. Topics might include:
Real Estate Finance (gonna need money for the flips)
Building Code (specific to your area, it will be your bible for flips)
Interior design/decorating (unless you have someone to pick color palettes for you)
I have found that a majority of books out there are written to be motivational and aimed at a wide audience (to sell more books). Finding books that are truly educational can be tough. I'm sure BPrs can make some specific suggestions.
Staying excited and motivated is the name of the game, if you have that the rest will come! Good luck!

Great looking home! What are the comps in that area? It is hard to say whether or not it is priced right being that it's Calgary. That could be a good price for that area, it's hard to tell. Is $1 per sq. ft normal rental price for you area? Dropping $4200 to move into a rental is no easy task for most folks. If they had that kind of money, wouldn't they be buying?
It may be the wrong time of year depending on school schedules for families. I know no one around here wants to move until school is out (May).
