Have cash. Loans will be difficult out of country. Agree w/ comment about $50k house flips and rent - out of country would be a nightmare.

I am interested in feedback concerning legal aspects, insurance aspects, financial aspects, and anything else one might happen to have, and any idea for how to use the unpermitted work as a negotiating point on price.  

I've purchased non-permitted work. I just have good insurance, plus an umbrella policy. Also - I permit work that I do, and if it's electrical or HVAC related, I just update w/ permit when purchasing. The seller is legally liable to fill out a disclosure form, so you should know what is / is not permitted.

I invest in Columbus OH as well for more cash flow and have definitely had good success so far! It's pretty doable to get a 10% COC return were as AZ maybe 3% but you get that amazing appreciation so I try to do both! Let me know if you ever have questions on both markets!

+1 for Columbus! I've been investing here in some capacity for 15 years. Still great areas that have upside potential (appreciation) + cash flow!

  • Price to gross annual rent ratio below 12
  • Property tax below 2%
  • Positively growing population
  • no lower than 20% growth in income between 2000 and 2017
  • no lower than 40% growth in home value between 2000 and 2017

    +1 for Columbus! Been investing here for 15 years. I've only experienced positive appreciation + cash flow. Hard to beat!
