Just so I understand correctly, can you confirm if this is correct:

- Option 1) Purchase subject-to, then re-fi out. [Good option.]

- Option 2) Purchase subject-to, then fix-and-flip it asap. [Good option.]

- Option 3) Purchase subject-to, then sell it with existing financing in place to new buyer. [NOT a good option.]

What risks will we be contending with on a "Subject To" flip deal that we are acquiring? 

We understand the bank can call the Due on Sale Clause, in which case we expect to have 30 (90?) days to pay the note off, is that correct? The Sellers understands that their names will still be on the mortgage. 

What other risks/concerns should we and the Seller be aware of?

@Jin Lee, my three suggestions that apply to our market and all the others:

  • Educate yourself on what REI you want to do. No need to over-educate, but you need to speak the lingo and know what to/not look for. [BP is the best place for that - so you already are on the right path.]
  • Look at a lot of properties.
  • Network.

Welcome @Roxana Almanzar. As @Karin Crompton mentioned, you should first decide - if you haven't already - what type of investing you want to do?

If you know that already, I'm sure a lot of people in the CT area can steer you in the right direction. If you don't know what investing you want to do - and it's okay not to know what type of investing you're interested in - then BP is the best place to get started (and best of all it's FREE).
