@Shawn Pappas, do not think "what if the offer is too low, will the seller walk?". You need to think "What price can I offer that I will make the returns I need?". If your offer price does not work for the seller - then walk away (or continue to follow-up with the seller for her/him to sell at YOUR price) What do you think will happen if you offer more than you can pay according to your projections?
You can use @Norman Wrensch's 65% ARV rule, which is a very solid rule of thumb, but may not work in every market. Alternatively, you can use the following formula:
Take Your: ARV
Less: Rehab Costs
Less: Holding/Fixed Costs (ex. Financing costs, broker fees, conveyance taxes, RE taxes, utilities, attorney costs, etc.)
Less: Profit you wish to make on deal
Totals: Your Offer Price
I would encourage if you're new to this to include a safety net (50% of rehab and timeline) into the deal - but YMMV.
And if you ever think your offer is too low, it still might be the best offer the seller has - so don't be scared to offer it - you can also always increase your offer.

Hi All,
Our Connecticut meet-up is now hitting our one year anniversary and it has been rocking! The past few meet-ups we had an incredibly diverse group of investors, and deals have been made and excellent relationships built.
It is completely free. We do NOT have pitches or charge money to attend (although I ask and strongly encourage you to purchase at least one drink from the bar - non-alcoholic is fine).
At 7:45pm we go around the room so everyone can introduce themselves to the group and tell briefly what you do - this has been an incredible tool to find who you would like to network with.
Please post if you plan on attending, and feel free to invite someone you think would benefit from being there.
Anna Liffey's is located at 1494 Post Road, Fairfield, CT 06824 (it's upstairs and the back of the bar is reserved for us.)
