Last month the founder of BP @Brandon Turner comes to the east coast, and now the second in command at BP @Joshua Dorkin is coming - this is awesome! (Just kidding.)

@Drew Oesterle, you might also want to consider partnering with someone in the market you want to invest in. If you're in a job where you can offer your time in a partnership in exchange for someone putting the loan in their name that might get you to where you want to go.

Partnerships can be amazing, but like looking for a good deal you will likely need to "interview" many before finding the right one.

It's a nice part of town, so it attracts a good tenant base. (Although there are a couple of tenants that need to shape up or ship out.)

I am pretty comfortable landlording and George has been landlording in CT for 20+ years, so it might be a little different than a house flip, but right in our comfort zone.

  • Split & Down Payment: 50/50.
  • Management Responsibilities: First, we do whatever is needed to get the job done - no matter what. Second, we each focus on our strengths to make the property run most efficiently; and we each bring something very different to the partnership. (This is we have been doing with our flips.)

Place looks awesome. Also, it's amazing that you did two right off the bat - we've found experience to be so crucial in this business. 

(One thing we started doing is putting shower rods with a nice curtain in our flips.)
