@Account Closed said and I would take it one step further. Even if some states don't have reciprocity, you might not need to take the education requirements, and only study for that state's exam. (For example, I believe that is how it works with NY and NJ.)
Depending on the amount of time you will be putting into your real estate career, I think getting a RE license is a great idea for a new investor. You can learn some practical things in the exam and have so many more benefits.

Thanks @Trevor Ewen and @Charles Worth for the referral and vote of confidence. I think @Michael Noto (posted earlier) is a great resource to speak with. This seems to be right in his wheelhouse.
We have been focused on fix and flips in Fairfield County and while we do own a 16 unit in Central CT, we got it at a price that works for us. Other properties we have come across don't work for the numbers we're looking to hit.

I also live outside NYC, and we invest in your old stomping grounds. Do you know what kind of investing you want to do? If it's fix and flips you might want to be in a desireable area (good schools, close to employment centers so that your house doesn't sit too long). If you're looking to buy-and-hold real estate your criteria can be one of many depending on what you're looking for. (For example, cash-flow vs. areas of greater historical appreciation.)

Thanks so much for the thorough response @Gilbert Dominguez and excellent points! Happy I addressed it open-ended and got all these pointers.
- No soil report. (It's an off-market distressed seller)
- No pre-approved building plans?.
- We have inquired from P&Z, but not the local building department civil engineering section.
- Yes, there are there visible signs of electricity at the site.
- Yes, there is there an existing water main to the old house.
- Yes, there is a gas meter.
- No septic system.
- House is on a public street.
- It's almost definitely a tear down, but we will re-visit. (Have you examined the condition of the existing foundation? Have you thought about doing a remodel vs all new construction? It's a tear down. The difference between getting a remodel permit and an all new construction permit can be significant in cost and a remodel permit can be obtained between 30 days and 90 days on the average whereas a new construction permit will both cost more and take up to 2 years, maybe.)
- Not sure if we can incorporate existing structure.
- We have not checked existing easements.
- I imagine we would only want to have the house in one direction (facing the street).
- Not sure about:
- Size of water main (if will it be adequate)
- Wind strength
- Inches of rain per year
- Size of water main (if will it be adequate)
