@Nathan G. Try cash for keys. Make your trouble tenant a cash offer to leave the premises. You’ll still have money out of pocket obviously but in most cases, it’ll be far less money and far less aggravating than dealing with the courts.

Is anyone using Rentec Direct? I’ve been looking into different property management software and from what I can tell, Rentec Direct seems to be the most thorough and has everything you need in one place as well as easy to use. Does anyone have any input on this software or any recommendations or a better platform??

@Kara Courtney if you buy in your name, make sure there's no "due on sale" clause before transferring into an LLC or you could wind up having to pay the bank in full at time of transfer.

@Kyle Falkenstein i hope i don’t come off as too blunt or cold hearted but I’m gonna put it to you straight. If you plan to ever get anywhere in this business, you gotta treat it as a business and run it as a business. Unless you got into this for charity work, raise the rents and to market and move on.
