@Adam Craig NOI divided by going cap rate = valuation. Commercial real estate does not go off of comps like single family homes are.

@Sterling Chapman i went with a 15” MacBook Pro and i9 processor. So glad I went this route. Just an all around better machine.

@Nik S. Thank you, as well as everyone else’s input on this. It helped solidify my decision and i went with a new 15” MacBook Pro with the i9 processor and it’s awesome. It’s everything i was needing plus a whole lot more. Very impressive!! I’ll never look at a PC again.

@Elliot Terekhin call the doctor office and speak with the dr directly or with the nurse and verify the certificate is authentic. There’s so many fakes out there easily bought off the internet. I’d say probably 80% or more are bs.

Thank you, I really appreciate your input. I’ve read some books and had some people on threads say I will have to start in single family first so I’m glad to hear it is possible to jump right into multi family.

I’ve been analyzing deals the past few weeks and have a few that seem like possible prospects. Would it be possible to have you look at one of them and let me know if I’m on the right track?

I’m a newbie investor but have some capital backing me. I’ve spent the past yr educating myself in all aspects of real estate investing. The more I research, the more I’m leaning towards jumping right into multi family and skipping the single family stuff because i believe it had better returns. But, everything I read says I’ll need commercial real estate experience before I’ll ever be able to get a loan for an apartment complex. So my question is this, how am I suppose to get started in commercial real estate if I have to have commercial real estate experience to get a loan?? Any tips or advise would be greatly appreciated.

@Caleb Heimsoth i appreciate the advise but i never stated i was getting $3 million. I stated i was coming into some money but only used $3 million as an example.

@Eric Mayer do you believe it would be wise to put all your eggs in one basket vs spreading it out over multiple different acquisitions to lower your risk? This isn’t necessarily a hypothetical question. I’m coming into some money and trying to figure out the best strategy to go with.
