Post: Mac or not to Mac !?

I’m currently starting up my own commercial and residential real estate investing company and trying to decide to go with Mac or not. Anyone have any insight or recommendations or what type of computer software works better for the real estate investing world or if it even matters.

Suck it up buttercup. $99 is a small price to pay for all the overhead costs it takes for someone from the gas company to come out and take care of this, even if it is “just lighting the pilot” but at least your tenant is hopefully happy. Otherwise, it might be a good idea to self manage your properties. Good luck.

@Soh Tanaka sorry brother but that statement had absolutely nothing to do with being a real estate investor not producing enough profit. This has to do with me not wanting to own a property management company that loses money. It would be run as a separate business from everything else, as it should be, and needs to turn a profit. I don’t know about you but I’m not in the business (or any business) to lose money. If it doesn’t profit, it’s not worth my time.

@Jeff Bridges that is actually exactly what i was planning to do. I plan to manage my own properties for the first few yrs and once i have the experience and the properties to where I’ll need a PM company, I’d like to just start my own. Within this would be finding someone experienced in property management to hire and working side by side with them to manage my own properties and once we’re comfortable, then progress into taking on other people’s properties and eventually letting the PM (who would be working for my company) take over 80% - 90% of the management responsibilities.

Post: Single family homes to apartment complexes

I've listened to podcasts where David Greene has talked about taking 50 or so single family homes that he has BRRRR'd and then using them to purchase an apartment complex. Does anyone have any experience in doing this? How is this done? I was thinking maybe you would sell them all and then take the proceeds to purchase the apartment complex but this seems like too much money wasted on capital gains taxes. Can someone please explain the best, most efficient way to make this happen?
