Mr. Sinclair, I am trying to get back into fix and flips. I am just getting through a bitter divorce battle and it has left me at a all time low. I used to renovate properties for investors for about ten years. I have the inside knowledge of renovation costs and gave always worked until the job was done. I am trying to get back on feet again and would like to join your group of investors. I live 30 mikes from Tampa. I coved manatee and Sarasota counties. And the surrounding areas. Did you use the 100 pound roller to completely seal the seams?  Just asking. I have never had much fun with flat roofs. I wish you the best.
