I agree with @Mindy Jensen about looking into commercial financing. Whether that be HML, stated income loans or some other type of funding. For the most part they require some type of "skin" in the game. This even more true when dealing with a new investor. As long as you are willing to have some skin in the game and you can show that either the income of the property and or your income can cover the cost of the lone I do not see an immediate problem. Of course I am saying this with out looking at your numbers. Hope I was of some help.

Line of credit functions like a credit card. You spend what you want and pay it down to be able to spend more. Average rate is between 5-8%. You get a credit card in your business' name and you can do cash advances. This line of credit helps to establish your business credit and it strengthens it so over time you will not have to rely on your personal FICO for business financing.
