 I would have to agree without numbers its hard to give good detailed feedback. That being said I would look into doing things like:

House hacking a duplex and renting out your current home till the sale makes sense.

Looking into learning the Wholesaling side of real estate to help you collect enough money where you will feel good putting some money down ( like maybe the 20% tho that's not always necessary) without tapping into your rainy day fund. 

Finding homes with a motivated seller and using HML to purchase the home and do a quick flip, or double closing and pocketing the difference.

Again these all would need MUCH MORE extensive research and specifics on your comfort level for risk. But I do feel that they are good starting points. Hope that is of some help.
