@Timothy Metra Im a licensed realtor and I would say to keep the job that you hate for a little while longer because it will help you get approved for a mortgage or maybe multiple mortgages. If you become a full time realtor without a constant income it will be much harder to get approved for a mortgage. Becoming a realtor is like starting a business, it takes time to build it and it's not as easy as most people think. I think you have a bright future ahead of you thinking the way you do at 23.

Cheri Lange Im a real estate agent and I have learned and heard from many successful people that it is possible to make money in any type of market even if the market shifts. It's just a matter of changing strategy. Also there's less competition in a down market because most of the other agents quit when times are tough.

I recently joined a brokerage called eXp Realty, and they are rapidly expanding domestically and internationally. They offer the support and relationships of a small brokerage while also offering rev share and nationwide network of agents. It is a cloud based brokerage that is publicly traded, agents receive stock in the company. They have a great commission split and low cap. Check it out at join.exprealty.com.
