@Andrew Postell I just read your summary on cash out refi. Great write up. I still have some questions about the LLC lending to your self portion. My properties are both purchased with my LLC and cash. Can I use your strategy for refi?

@Glenn Smits hi glen, did you get stuck wondering if it’s even worth it to refi 4 months before with paying the loan fees and high interest? also, i’ve been told by 1 bank that a portfolio loan may disqualify you from doing a conventional loan at the 6 month sealing period.

@Stephanie P. hello stephanie. i'm in the middle of waiting for my 6 conventional cash out. i've called several HML and they all 5-6k loan fees and 6% interest. also, i've been told if you get a HML you cannot do a fannie mae loan to pay off your HML. what have you done to avoid the 6 month seasoning rule?

@Vincent Bess did you ever get your cash out refi done before the 6 months. i'm finding that it not worth it to do a refi with HML then do another conventional loan 4 months down the line to avoid the high interest? what are your experiences?

Hi guys, I'm looking at going into Tax auctions in Michigan soon. I've been told that there are separate listings to those who deposit 10k refundable than those that do not. I've done flip homes and turnkey doors in the area, however I'm new to Tax auctions. I'm hoping I can get some pointers from those who have done this in michigan. Any help would be much appreciated. Have any of you attended any auctions? Are there websites that allow us to bid on tax auction properties? Please contact me if you want to share resources. I have reliable contractors and management companies. I've been through alot of them and wouldnt want you guys to make the same mistakes. Thanks for reading this. =)

Just ordered a copy. been doing fix and flip for the last 3 year in Michigan. I'm thinking of just fixing and renting now. Can this book show me how to keep getting more doors by doing this?

I don’t believe there’s any issues with that title? previous owners have been able to get financing with a called Delaware pacific. I called them and they no longer give loans out to the building.
