 I do not think you will be able to legally subdivide this lot.  Even if your new lots are big enough, the back lot will not have street frontage which will make it untenable.

A common workaround is to set up a condo regime and build two SFR's. They can be sold separately to two different buyers.

 What street is this on?   Or at least what ZIP Code?

I now have 3 houses in Laredo under contract.  I am wanting to sell fast.  Still looking for local agent/investor.

You could fix up the home and add an ADU. I'm holding units in 78721, 78723, and 78702. Will be selling 4 new ones in 02 shortly. I wouldn't mind keeping them, but need to pay down debt and diversify into lower priced areas.

Also, nothing wrong with building new and the holding. We are mostly holding our new builds now in East Austin.

You would need to look at comps, but in a neighborhood to your north, 78721, a new 2000sf duplex might sell for 350k per side, while an SFR and ADU could sell for 450k and 350k.

If I had .24 acres, zoned SF3, I'd look at 1800SF and 1100SF ADU. Check your comps.

Have you run the numbers on building a single-family home and an ADU? I suspect your return might be better than building a duplex.

Without knowing your specific locations, I think you might do better on the exits in Princeton than you would in Terrell.

There is plenty to consider here, I’ll just try to hit a few highlights.

Are these parcels inside the city limits? Or in the county? If in the county, Check to see if they are within the ETJ of the nearest city. Get a hold of the county subdivision regulations and read them.

Make sure you have enough road frontage for each lot, which depends on the size of the lots and you are platting.

Are you building any roads? This gets very expensive, especially in the city, but even county spec can run $200 per foot.

Check if waterlines are large enough to serve the homes you plan to build, check with the water company or co-op. They might want you to make a development application, but the first thing you need to know is are the current lines big enough?

What size homes are you planning to build and what do you think you can sell them for?
