Hey Rebecca. I am a licensed agent in WA and also manage a hard money fund in Spokane. At a high level, I’m sure everyone would agree the Spokane market is appreciating faster than average and inventory is historically low. When you say buy and hold, are you looking more for a place to simply park your money and catch the appreciation wave? Are you looking for cash flow in this search? Depending on how you answer these questions might steer the feedback to be more beneficial for you!

Post: Finding Renters in Spokane

Hey Mike!

I would agree with Haydn. From my understanding, the rental market for those seeking rentals is equally as competitive as it is for those looking to buy a home. The rental inventory has simply been low and even more folks are looking to move into the Spokane area. I don't think you'll have any trouble in the near future finding renters for a moderately rehabbed rental.

I'm not sure how familiar with the area you are, but some desirable areas of Spokane include anywhere on the South Hill south of 14th, Kendall Yards, Perry District, and in general, most areas north of Francis. In my opinion, these are surefire desirable areas in Spokane. There are definitely other pockets in town that would attract renters too!

Post: Real Estate success in the outskirts of the Spokane metro?

Hey @Sean Thompson. My take on this is that although the quantity of deals might be fewer in the Spokane outskirts relative to the heart of the city, you might have less investor competition because investors might not want to work a deal that is an hour away. That said, we recently funded a deal in Medical Lake. So the deals certainly exist in the areas outside of the City of Spokane.
