Hi everyone,
So I've been a Realtor for the past year and a half with fluctuating income. I am looking for a full-time gig to have some steady income (doing real estate deals on the side as I'm starting to get more clients), but I really want to get pre-approved for an FHA loan. When can I apply for the loan after I get a full-time gig? I'm looking at City jobs and the carpenter's union apprenticeship. Could I apply for one within 3 months? I know anything is doable. Please let me know when you can. I really want to get 2-4 unit building in the BA. Thanks everyone!

What are people's thoughts? Do you think that if their economy keeps going down that they will want to liquidate their assets here? I'm anxiously waiting to see how this pans out.

Say I have an FHA loan and I'm trying to buy a property with a lien on it. Will they OK the loan as long as it appraises? Thanks for the help all!

My partner and I have our jobs and family here. We don't want to leave the BA.

then what can I do in the mean time besides saving and learning more about REI? Like a lot of people say on here, you just have to get started but it's tough if there's nothing to purchase. Ideally I'd love either a SFH or a 2-unit building with 75% LTV or less. Anybody seeing anything out there? Any where in or within 30 mins of SF.

Oh ok. I thought there was some minimum amount of time you had to stay before renting it out. How long would you have to wait to refinance? 6-12 months?

I'm a first-time home buyer, no problem there. I'd like a smaller mortgage, can I put more than 3.5% though? Also, how long do I have to live in the property for? 1 year than I can move out? Thanks!
