Being born and raised in San Francisco I would like to get my start here as a real estate agent. I know it's very difficult out here, but I have met with a few realtors recently and they both told me that I won't make any money my first year.
I don't know whether they were just trying to scare me off or if it's true. I really love real estate so it ain't gonna work! Either way, is it realistic to make a livable wage your first few years? Whatever it takes I'll do it. I also work part-time as a bartender, a job I plan of keeping until I get established.
Anyways, I know how much one makes is entirely up to ME, but I was just curious as to what people think is true, about not making any money your first year or two. Thanks for your time y'all!

So would it be better to be an LLC even if I'm just investing alone (tax purpose speaking)? My goal is to invest in 'buy & hold', 2-4 unit properties in and around the SF Bay Area for under 200K.

Hello,
I've been interested in real estate since I was a kid. I currently work as a medical assistant and part-time bartender, saving as much as possible. My goal: to profit $2,500 a month.
I want to be an investor but not sure which route to go. I live in San Francisco, CA and it is one of the most expensive places in the US.
I initially looked in to wholesaling but I'm not sure if it's for me or not. Being that it's cheaper in surrounding areas like Sacramento. Would I be better off buying a small 2-unit building and working yet another job to pay it off ASAP so I can live off this property?
I love the idea of 2 and 3-unit properties. Having grown up in my family's 3-unit flat in SF, I feel these are some of the best investments.
As mentioned, my goal is to net $2,500/month and be able to work part-time in real estate so I can quit my 2 jobs. Am I on the right track? Also, after paying mortgage, taxes, etc. how much does Uncke Sam take out in taxes from a rental income? I've always wondered. Thank you for your time everyone and I look forward to your responses.

All the agent's courses at the junior colleges are full. Is there an online program in California or any other recommendations someone can give so that I can get started? Thanks

Thanks a lot Jeff. Well, I feel I'd be a good fit. I do make friends easily and have always been a talker. I'm also part of a social club in SF that definitely has some "old money" but there are a lot of locals still around that like to only deal with the few remaining locals we have left. So I could definitely use that to my advantage. We have so many transplants it's not even funny. I digress, I'm trying to sign up for the real estate license class ASAP. I'd like to get started. I have the heart and can hopefully be successful. My grandma owns two, three-unit properties in SF and she's kind of conditioned me to think real estate wise since I was young. I'm ready for the hard work, actually I enjoy being busy do to my undiagnosed "ADD" and what not. :) Thanks a lot everyone. Any other advice is greatly appreciated. I encourage everything! Thanks again for your time everyone.

Thanks for the help. I want to sell homes for people in SF. So basically what I'm asking is what is required for that? Just a real estate agent's license? Also, is it difficult to find people that want me to sell their homes? Any other advice is greatly appreciated. Thanks!

Hey everybody,
I've always loved real estate and am finally ready to make the leap. I'm currently employed in the medical field and can't wait to get out. A little background about myself; I'm 27 y/o with a BA in Sociology and a license in Paramedicine. Also, I'm from San Francisco (born & raised) if that matters.
My goal is to get into real estate and eventually start my own business (a self-employed, one man operation, working from home or wherever). However, I'm a little confused as to where I should get started.
Fire away!
1.) I want to sell property and make a commission but is there anything I'm missing? Do I need my broker's license or any other license for that matter?
2.) I live in SF and would like to work out of here because I'm very familiar with the people and the market. Plus the average cost of a home is very expensive thus obviously resulting in a nice commission. How tough is it to find someone to sell a house for, in general?
3.) With a broker's license is there anything else I can do with it other than selling homes? Can I offer any other services with this license to make money on the side? I'm trying to be self-employed and am accounting for the fact that things might be slow, especially when I first start.
4.) Perhaps most importantly, how do I even get my broker's license?! Lol.
5.) Are there any other recommendations you would give me in my new endeavor?
