If you have a specific target the absolute best way is doing mailers. You tube golden letters and start sending them out. If you send out 2 or 3k letters you WILL get some good leads. Its also smart to work with a realtor, since some of the leads you get you can referrer to a realtor once you determine they are dead leads.

Well you are looking at the right concept. They are not making any more lakes in New England and the waterfront real estate will continue to outperform with appreciation, and str or long term rents.
Along the Maine coast would be some other options to consider.
The winter months can actually be surprisingly booked. Especially if it's in an area with lakes, ski mountains, ice fishing and snowmobiling.
The regulations and the neighbors are probably one of the biggest factors. Neighbors who don't want your Airbnb in their back yard can cause more trouble than the town itself. So make sure you consider privacy and proximity to the neighbors.
I own 4 very high rated 5 star Airbnbs and have consulted with lots of clients and friends over the years to help them set up and maintain a successful Airbnb. I've built mine from the ground up with specifics that keep people coming all year and back each year and I've been doing it for over 10 years before it was cool.
I'm happy to hop on a call and discuss locations, strategy and although I'm licensed to sell in Mass and Maine I can suggest other realtors who can specifically assist with whatever niche you decide to go.

Things are flipping. 3 years ago it was the polar opposite. Seems like we have a couple more years of decline on the way in my opinion just based on feeling the market.. In 2011 I got my first house and could feel the market heating up and all the kids getting out of school were landing great jobs. Now I feel the exact opposite. Things will be on a decline for a few years is my guess and I dont think its just a short term dip. Sell real estate and buy bitcoin. Its not financial advice its real estate advice lol.

Nick some good multi deals in upstate NY. They actually probably still cash flow and you can buy units for cheaper than they cost to build. Depending on what kind of deal you do I have lenders I can suggest.

Shawn is spot on. 3-4 units with conventional financing are a great way to start. FHA 4 family is no better way to start your investment journey. If I could start over again I would get a 4 family owner occupied and go from there.

Hey Jonathan, I have not heard of either of those but am eager to look into them. Please keep us updated on what you are doing to network. I am new to the area myself and have been on the lookout. I have found a few things I have gone to on EventBright that were real estate related but not specifically for MF investing.

if Airbnb wanted to increase their profits they could allow people like me to list exclusively with them and I would take my listing off vrbo since I hardly get any listings on vrbo. I would just be an Airbnb exclusive and if we got a small discount as a host to list primarily or exclusively with Airbnb, it would mean that I wouldn't take direct bookings and I wouldn't block off days.
it's a win-win. it creates an exclusive agreement between myself and Airbnb
I'm sure that Airbnb is not going to give us a cut of anything to do with the new offerings of being able to book experiences. I don't make anything from the experiences that I offer my guest now. actually the only thing I get is just kick back from the community saying that I'm running businesses at my house even though I haven't even gotten a free massage or a discounted one.
as an Airbnb host with many properties, I can say that the fees get pretty cumbersome and I think it would be a huge incentive of Airbnb. gave me a small discount for listing exclusively with them.

Usually an investor who is loyal is loyal because of the value you create not because of a piece of paper they sign. Create value to the investor so they come back to you first and more often. Keep touching them with info more than the other agents they use and maybe offer a discount if they eventually want to work exclusive with you. An investor is wise to work with more than one agent especially if they are buying off market deals and already know what they are doing.
