It really depends on your options from an active versus passive lens. With our rental business in Dallas, I can make greater returns because I run the business and I know what a great deal looks like with our specific niche. If I didn't have this business then I would look at passive investment opportunities diversifying between real estate (SFR), index funds, and likely a private credit fund.

Definitely not too late, but it may make more sense to be in passive investments versus active. If you're wanting to do something for the purpose of passing on to your kids, an active rental business is more tangible, but if you have no experience, and you could make more money investing passively, it would make more sense to leave your kids an overall greater sum of money.

I'd recommend diverisification, but if you do come across an exceptional opportunity in real estate or otherwise to be open to skewing in that direction. Are you looking for active investments in real estate?

I like the north as much as anyone, but you can find a lot more buying opportunties in the southern part of DFW, with upside still available. Happy to share more of what we are seeing.
