I think this is a really good question/point. I think we are at a point in the market cycle where it’s not going to be easy or obvious how to make money. You have to have some competitive advantage and a clear, specific thesis. For us, we only buy a certain type of single-family home rental in DFW, so a very specific gut renovation package, and only in certain areas that have been heavily researched and we also bring a renovation/prop mgmt competitive advantage. The whole thing is very intentional and buttoned down to the last detail. But if someone just blanket said “go buy DFW single-family rentals” that’s not a strategy that’s going to be super hot right now. It sounds like you have a few different niches, I would stick with those.

I haven't seen SFH tax increase based off rent, but based on sale prices. While rental and sales value growth aren't always connected, you usually don't see housing values skyrocket with rent going flat, so if rent does goes flat (which i don't see happening for a while) you should be safe.

Given your experience, what holding you back from being able to enact a lead generating digital strategy on your own? Is it the capital and/or the experience in real estate? I think you could leverage your skills, but I imagine it would be hard for an established investor to give away equity in exchange for hireable skills. I think you would need a new investor who may have some capital and is getting started investing.

I’m a single family investor located in Dallas, I’m looking to overhaul our in-house marketing and hire a marketing agency to help us with digital lead generation whether they be SEO, PPC, or other techniques. Additionally, I’m looking for a good CRM that is super simple and effective. Thanks for the recs!

I’m making an offer on a 48 unit complex C class property, every property manager in the area has declined interest in managing the property due to the crime in the area. What recommendations do you all have for making a deal like this work and finding a team to handle it?

I have been trying to get into the MF space for a while, and I've started learning more about syndicates like Think Multifamily and Jake and Gino.
