If I were you, I'd check out local Real Estate Investment Associations or groups like DMV REIA, which may host regular meetups. Local real estate Facebook or LinkedIn groups are also worth joining to stay updated on events in the area.
For out-of-state networking, this is a pretty good platform for connecting, but you have to be intentional about it. I also like using LinkedIn to connect. I’m always looking to expand my network, so feel free to reach out.

It has to do with a couple of things: there’s relative affordability and a pro-business climate that play a big role. But beyond that, Texas offers consistent population growth and strong job markets, which create ongoing demand for housing and commercial spaces. This environment supports everything from single-family rentals to multifamily developments. For real estate investors, Texas represents a dynamic market with long-term growth potential. Starting with a single-family can be a great way to start especially if you're looking for a lower-risk starter project where you can get your hands dirty and learn a ton by doing. If you're comfortable with a bigger investment, a duplex is good for the benefit of additional cash flow and you could house-hack. It really depends on your comfort level and long-term goals, but even if you want to get into multifamily long-term, SFR may be the best option to gain some comfortability.
