@Adam Bastien It's important to draw the distinction between a Tax Delinquent List and a Tax Sale List.
Delinquent Tax List - This is an all inclusive list of properties who are past due by on their taxes. It include properties that are delinquent and were not sold at tax sale, as well as properties that have had their taxes sold. This will include properties that are on a payment plan or are in bankruptcy as well. With a proper list here you can see how long each property has been delinquent as well as their total amounts due.
Tax sale List - This is only a list of properties who have been sold at the tax sale or are on a list to have their taxes sold, usually constructed by the county or their tax sale servicing company like SRI.
Below are the redemption rules for the state of Alabama, from https://www.madisoncountyal.go...
"Any time within the first three years the owners of said property can redeem their property thru the probate judge’s office. The probate judge’s office will contact the purchaser with instructions on how they can get their refund. The redemption money is refunded to the purchaser of the tax lien. The tax sale certificate must be surrendered & is null & void.
- A tax deed cannot be issued until three years from the date of the tax sale. At that time the purchaser must surrender his certificate to the judge of probate, who in turn issues a tax deed."
For these types of areas, we find we have the most success when we have obtained data from the county about properties that were sold at the tax sale and have not yet been redeemed. In my experience, this information is typically held at the clerks office.

How are you filtering your list to get 1,200? I will definitely get the other counties lists so thank you so much!! All the best to you.
Yeah it can be difficult to find the right person for the job. Sometimes Business Personal Property gets mixed in there as well, you should check on the county site to make sure you only have real estate accounts.
That 1200 is a minimum owed of 1000 and 2 years delinquent.

Getting to the right person in the county that is able to understand exactly what you are looking for can often be an ordeal. A lot of areas do actually release the delinquent list that goes up for tax sale in the newspaper, that is not uncommon. In which locality are you attempting to procure data?

outsideagency @ ttc.lacounty.gov (sorry BP if this email posting is a violation)is the contact email for the LA Tax Default roll. The cost for this DVD is $325.22 (297.00 + 9.5% tax) plus shipping.
As always, when collecting data please make sure you ask for a sample so you know what you are getting yourself into. We've seen the Tax Default Data Files for the most of California and they are all basically in the same user unfriendly format, with LA county being no different. you will not get a "list" you can use for marketing without extensive processing.

Denton appears to to be the least delinquent and least vacant county in the DFW. Were you able to get a programmer to process the data for you? The county gave us the data in a fixed length format, not easy on the eyes, and definitely not easy to process by hand :)
In case you were interested in the counts, we've processed the tax rolls in the DFW area - Here are the counts we got at the moment that owe for 2 years or more.
Dallas County - 20,568
Tarrant County - 7,353
Denton County - 1,222
Collin County - 3,142
2019 taxes for both Dallas and Tarrant are due by Feb 1st so expect those numbers to jump a bit then.

From the county:
"Real Estate Property TaxesPlease note that the 25 cities and towns in Westchester collect all real estate taxes, not the county. The cities and towns in Westchester also bill and collect the County property taxes. The cities and towns in Westchester guarantee and forward the total amount of County taxes to the Westchester County Finance Department. The cities and towns pursue collection actions, if required, against delinquent property owners. The county does not compute or maintain property tax records for assessments or tax bills for individual homeowners or businesses. The individual property assessment data, tax record history, and tax bills are produced and kept by the 25 cities and towns"
Like several other places in the NE, the county government is not in charge of collecting taxes, the cities and towns are. You cannot go to the county for a list, they would not be able to provide it for you. You would have to go to the tax collection department in the individual cities in which you wish to peruse.

MD is a lien state. what I think you want to ask for is a list of all liens purchased on properties in the past few years.
If you can determine which properties have multiple years of liens( or just one from further years back depending on the state and the rules ) it could indicate some distress.

They will help you, but some places charge through the roof. Kent MI for example, home to Grand Rapids, charges a quarter per record per year, and this is before they get filtered by amount owed and years delinquent.

I can give realtor connections my "list" of off market properties even if I have not contacted the owner of the properties? Who are the realtor connections you are referring to?
I have to ask the question here, if you have not contacted the owner of the property, how do you know they are motivated to sell?
I only say that because of the type of leads they are. I have bankruptcy, pre-foreclosure, auction, liens, and vacant house leads with out of state owners. That is why I said they are motivated. You would think because of the type of leads they are they would be highly motivated to sell. My phone has not been ringing with any phone calls after sending them direct mail.
Probably 800 other people have been sending them mail as well, along with calling and texting :). Those lists that you can get retail are being hammered by everyone in the business right now, most of which likely have a much higher marketing budget so you are often at a disadvantage when you are starting. The amount of contacts you might need to make a deal could be ~2500 in less competitive areas to 10k or higher out on the west coast or on highly competitive areas. keep at it!
Try to think outside of the box and figure out how to find leads that are potentially motivated but aren't on everyone elses lists. The nation wide list suppliers go for quantity over quality and I bet if you concentrate on your local area you can build some niche lists that everyone else is not marketing to.
