Im an Australian with an American LLC which has an EIN, but no ITIN/SSN (yet?). Do you think there'd be many financing options available to me?

The LLC will only have an EIN as the ITIN/SSN relates to a individual person not a company. That being said, anyone can setup an LLC & get an EIN for it. What that will allow you to do is setup a US Bank account.

The fact of the matter is that traditional bank finance is difficult to obtain (especially in the early stages). As foreigners we have no US credit score or history. Cash is king so many investors buy with cash then leverage their purchase with refinance cash out loans from a private lender. 

To state the obvious, it's not like in Australia where you can approach almost any bank with a good borrowing capacity and a small deposit and buy a property almost anywhere in Australia.
