I have been in this situation.  An ITIN is not required in order to start filing returns. It can be obtained shortly after you file the first return (1040NR). Complete a W-7 form and provide a certified copy of the investors passport.

Yes and I have found that setting up a LLC has given me a foot in the door.

It's easy for matters to get complicated. So some foreign investors find that if they set up an LLC, it can be very straightforward to start investing in the US.

There are many factors at play. What are you trying to achieve?

Some changes are for example, interest only repayments were rarely scrutinized. Now a credit check and repayment plan can be required. Also borrower age is factored in. Borrowers over 55 can find extras hoops to jump through.

Lending has tightened up in Australia. It's just another reason why the US is more attractive to invest.

Hi Jacob,

Traditional finance is very difficult to obtain. 

LLC's are pretty straight forward to set up from Australia.

Most investors tend to start with cash and build a portfolio from there. You can still be a 'cash buyer' using funds obtained from finance in Australia.

PM's in Australia can also suck. One useless PM brought her boyfriend and their fast food along to an inspection. Not a big deal but not very professional either. She was fired by the company shortly afterwards...

It is possible but more probable with private or hard money lending. 

A LLC with several years of history may have a chance with a bank but the chances of approval are still slim. Banks don't seem to like real estate LLC's.
