I used the TSP on the walls but may need to do it again. And i didn't think about the carpets. I need to do that.

I purchased my first duplex and one of the sides had a previous tenant who smoked in the house. I've been working to get the smell completely gone and I am pretty close. I've cleaned the walls with recommended cleaner and had the air ducts and furnace cleaned of any tobacco resin. The house smells 10x times better is livable at the current smell. But there seems to be a tiny smell (kind of smokey but no where near the level it was). The smoke smell use to stick to clothes if you would work in the house for too long. Now that doesn't happen. 

I'm wondering if anyone has an recommendations to get the smell of the house back to a normal state. Maybe i've missed a few spots? Maybe a full cleaning of the walls and house again is necessary?

@Marcus Auerbach- Thanks for the reply and i completely agree with you about the family member situation. I'm going to ask more questions while i'm in Greenville this weekend. The biggest thing with the house is it would pretty much have to cleaned out completely, although i don't believe many repairs. My family just hasn't taken the time to do anything with it. That's why i thought about purchasing it from them. It's a great idea to get a fair market analysis to make sure everyone is comfortable with the situation before going through with it. I will have an update after the weekend.

@Jaysen Medhurst - Thanks for the reply and i totally agree with you about the family situation. The wedding i'm going to this weekend is my family so i'm to go feel out the situation. The things that gets me with them is they haven't done anything with the property in three months. That's why i recently thought of this. I think the partnership could be a good idea as well. I'm going to find out how much is left on the mortgage and then make a better judgement of offer/situation from there. 

This is my first time trying the hard money/private, rent, and refinance so i wanted to make sure my strategy was sound. Would you say that part is on point as far as strategy goes? 

After i talk with my family this weekend, i will a better feel of the situation and then get in touch with a South Carolina real estate agent.

I currently have 1 rental property in Conyers, GA that i am house hacking. I purchased last year on the MLS. I have a potential for another deal but it's not on the MLS and would be off market. I have a couple questions about the situation. It is actually a property that is in my family, my grandfather passed away last year and the property is left to my dad and his two siblings. They aren't interested in real estate at all and haven't real done anything with the property since he passed away. i mentioned to them that i would be interested in purchasing. It's in Williamston, SC and it's a 3 bedroom 2 bath. I'm thinking first i need to find a real estate agent in SC to get some comps for how much the property may be worth. I'm going to discuss with my family this weekend but i may offer what is left on the loan (not sure exactly how much is left but he lived there for 20 years before passing away) and tell them i will take care of cleaning out the property and they don't have to worry about it. I believe i will be able to purchase well under market value. I'm going to check out the property this weekend while i'm in Greenville, SC for a wedding.

I'm thinking of using private or hard money to purchase. Then find a property manager in SC to get the place rented then refinance in 6-9 months for a cash out. 

Does anyone have any advice or comments? Is the it a conflict of interest to purchase from family members? I want to make sure all the loose ends are tied up before i dive into this.

@Mitch Messer Thanks for the reply. Sorry it took a while to get back, i've been traveling for work. That would be great if you could connect me. I'm currently living in the side that i want to be rented out. I'm updating a couple more things but hoping to rent this out in January or February of 2019.

Tyler,

It's a good idea to get all the under 30's real estate investors to connect. I'm in the age range as well. I'm always looking to meet new investors and network with people. Never know what may come of it or what you may learn. To Matthew's point, if you are trying to propose an under 30 meet up to allow younger real investors to meet i'm sure there would be value in that if that is the purpose. A lot of young real estate investors, myself included, are looking to network with others and build strong relationships.

Welcome to BP. Getting started is the hardest part because you feel like there is so much to learn (which there is) but you have plenty of time to start. I'd suggest downloading the BP real estate podcast on your iPhone or android. They do great weekly shows on various real estate topics. I would set a goal to road atleast 1 BP blog per day to expand your thinking and knowledge. Also spend some times in the forums, lot of good information. There is also a weekly webinar that has real good content to learn from. After you get a general base of knowledge, I would pick your first goal you want to accomplish and focus on how you can achieve this. Some basic goals could be anything from saving your first $1,000 to analyzing 5 deals per day. Feel free to reach out with any questions.
