Cozy does a good job for having a location to collect rent and overall manage your rentals.

If you're looking for maintenance solutions you can check out Latchel, they screen tenant calls and help with maintenance issues so you can track those costs there.

Make sure you're ready to deep dive into solo entrepreneurship. Even if you have a partner, you'll always need to look out for numero uno (yourself).

Check out your local NARPM meetins to learn about laws in your area and find some useful workshops for your business. They will show you the best practices for protecting yourself from lawsuits and building a practical base. Take their input as valuable advice but you can always be unique as to your business offering

Also make sure you're ready to be on-call 24/7 unless you outsource maintenance. I know a lot about that part so you can reach out in my DM's if you want to learn more here.

I actually work with a company that handles maintenance requests for investors and property managers alike. They actually collect bids on behalf of the investor so they have a couple prices to look at. Also they take tenant calls and coordinate all the minor repairs that happen throughout the year for about 10 bucks a home with a dashboard where you can track their progress.

They help with pretty much everything that has to do with maintenance and maintenance coordinatio. Make readies, minor rehabs, replacing those blinds a tenant keeps complaining about. Pretty much everything.

Just wanted to pose some alternatives that you can look at.

Taking in tenants- Just use a leasing agent! Way cheaper than giving it to a PM 7 - 10% + fees for that. Alternatively you can use a service like Tenant Turner that will help you get showings and coordinate viewings with an electronic lockbox. A lot of property managers will likely do this for you anyway.

Managing tenant and property requests - Check out my company Latchel, we actually provide a maintenance and tenant line for landlords and Property managers. We field the request and dispatch for emergencies. If you have contractors you use we can use them otherwise, we can find some for you! I'd be happy to get on a call about this since *DISCLAIMER* I do work for the company.

Evictions- You can use 1-time services for this as well a lot of management companies do this as a 1-time service as well. It would be way cheaper than paying a percentage on the chance that it might happen. The best way to get around this is a good tenant screening process

Tenant Screening- You can use free services like Naborly who will help you with the tenant screening process to at least make sure you have a good background screening.

I would always get a second quote when you can. $100 quote can save you thousands with the right people! I know some people who gather estimates as a service. Let me know if I can refer them to you.

 When you say "landlording" what do you mean? Like taking tenant requests? Or finding tenants?

 I've worked with Liberty First in portland, I think they go by Blue Roof Property Management now. They are very responsive! Also know Fox Management and can connect you with someone there if you'd like.
