I'm actually quite familiar with a company that coordinates maintenance repairs for landlords. They have a fixed monthly cost that's under $40 where they will take all your tenant calls and even find contractors for jobs if you don't have any. I'd be happy to share my experience if anyone in a similar spot wants to message me.

 If you're only using the property management company ONLY because you need help to coordinate repairs I know of a company that can help you out that is pretty inexpensive. I'd be happy to share more if you want to PM me!

 My first question is. What's stopping you from self managing?

Thats kind of a loaded question. 

Are they still in working condition?

If you're getting them replaced some companies will haul the old appliances for you at a small fee if you look around. 

I know of a couple services that can help you manage all that if you want, just PM me, happy to help.

 I actually know of a few tools you can use that are super cheap or free that you could use in lieu of an expensive Property Manager. PM me if you want to talk about it!

Rent reduction over all will devalue the place. On paper you'll be renting it for under market value, also you're assuming they actually follow through with it. if they don't you'll have a lease with lower rent on it for no reason. I agree with the above that if you are willing to take on the cost you should pay them for the work completed when completed. Also keeps your rent normal on paper rather than fluctuating all over the place based on an agreement with 1 tenant.

Hey Guys,

So I recently stopped taking all our tenant calls but it made me reminisce on the days I was taking those calls. I think one of the most absurd calls to ever grace my ears was having a tenant call me at 2AM in December that their HVAC unit wasn't working. I assumed they meant the heat was out, but when I asked what was wrong with it, they told me "I set it to 60, but it's only 70 inside...". I just took a really deep breath... hung up... told them I'd call them in the morning. Anything else was going to be a disaster out of my mouth.

Thats all in the past for me now that I outsourced my maintenance but sometimes I feel like I have tenant PTSD when my phone rings in the morning!

Whats the most ridiculous thing you've been asked to do by a tenant?

Gotcha, I agree with Frank about gathering the bid,

I would actually make sure you get 2 or 3 bids, don't be afraid to pay the same fee a few times, you may see thousands of dollars in difference from one GC to the next. You'll find some inspections much more effective than others
