@Katherine T. I would recommend checking out the landlord resources tab on BiggerPockets.  There are recommended screening companies there which you can do some research on to see what company best fits your screening needs.  I would suggest setting strict screening criteria to steer away applicants who would just be wasting your time and also to make sure you receive the most qualified tenant to protect your investment.

@Derek Larson I would recommend setting strict screening criteria for potential rental applicants.  This will help steer away applicants who would not meet your criteria and would just be a waste of your time.  BiggerPockets has recommended screening companies in the landlord resources tab.  I would recommend doing some research on what company would best fit what you are looking to get out of your tenant screening.  Good luck with your investment!

@Cassandra Brown Congrats on your new investment!  For tenant screening advice, I would recommend screening anyone over the age of 18 that will be residing in your property.  I would set strict screening criteria for what you are looking for in a potential tenant and make sure you include that in your rental application/listing so applicants know what to expect.  This will also help steer away from people who would just be a waste of your time as they know they would not qualify as a tenant of your property.

@Robert Chaiton I would recommend screening anyone 18 and older that will be residing at your property.  In the instance of college students, it may be best to have them provide you with a cosigner as well.  I would recommend developing a consistent process and criteria to follow with all of your applicants.

@Dana R. The smartmove package is an instantly generated report completed directly through Transunion's database. The full credit report, criminal/sex offender search, eviction search and bankruptcy search all come directly from the credit bureau. The reason landlords do not cut out the middleman is most likely because judgments and liens can be added on to the product for an additional fee. As of July 2017 judgments and liens no longer show up in full credit reports. Also, landlords stick around for the customer service. FCRA certified screeners are available to interpret report results for clients and explain findings on completed reports.

@Kenneth D. Smith I would recommend having anyone over the age of 18 that will be residing in your rental property fill out and sign a rental application.  You should consider screening all applicants over the age of 18 as well as verifying their income as Quincy stated above.

BiggerPockets has some recommended screening companies on the landlord resources tab.  I would recommend doing your research to see what company would best fit your screening needs.

@Javier Perez It looks like the report you ordered was the Smartmove package.  That report comes directly from Transunion the credit bureau.
