My biggest problem with flipping homes is placing on MLS and sitting and waiting for buyer to purchase my finished product. After going through the hassle of finding an investment property, then rehabbing and placing back on the market, I am expected to sit and wait patiently for it to sell.
My real estate agent placed my home on MLS (which then gets pushed out to websites like Zillow and Trulia), but besides that it. I understand that rarely does open houses work (guess that is a hit or miss kind of thing) but there has to be something else to get a house sold.
Question: what do you do to insure you house will sell under 60 days? Home Warranty? You do an home inspection? Offer bonuses to other realtors? What is the key ingredient to getting a house sold?
As always all information is greatly appreciated.

I cant believe it would be this hard to find a reliable, competent contractor in the SA area, but i guess it is. If any one out there could please point me in the right direction that would be most appreciated. I have two houses going right now with a 3rd right around the corner. Thanks..
