Check out Corporate Direct. Garrett Sutton is a Rich Dad advisor and helps RE investors set their LLC's up the right way. I'd recommend - helped my partner and I set up 3 LLC's.

Agree with @Brenden Mitchum, there are plenty listed on Meetup.com. There are also specialty ones, e.g., Multifamily, Wholesaling, etc. Check those out, as well as Facebook groups.

Run the numbers on both and weigh the risk. Cape Cod I imagine is a stable vacation rental market, so you wouldn't have a problem keep it rented out (assuming you do it correctly). I'm a multifamily fan myself, but just make sure you underwrite the property conservatively and buy it at a value. Be patient for a good deal.

Go buy Michael Blank's book Financial Freedom through Real Estate Investing. I'd probably start multifamily sooner.

Legally. Through relationships. Nuture the relationship and provide value, the investors will come.

Be honest with him about how you want to grow your business and reassure him that you won't use another realtor if he brings you the deal. That really is the main concern, that he does work to bring you a deal and then you don't buy it with him, but use another realtor as the buying agent. If he's the seller's agent, he shouldn't mind, but would still like both sides of the commission. Being honest about what you need to grow will always serve you well.

I would include terms for completion date, bonus for finishing earlier than that date, penalty for finishing late. Terms that all work will be done to your satisfaction with a punch list and final walk through prior to final payment being released. This contract can be the contractor's bid, but with the additional language added.
