There are lots of lenders out there that provide financing to LLC's. Here are some I've heard of and worked with: LimaOne, MOFIN, RCN, FlipSimpli. Some of these ONLY lend to LLC's and know the process well, including getting your insurance updated.

You could also try getting some perspective from a vendor/distributor in the multifamily space like HD Supply or others. They may have recommendations based on what they sell to larger complexes.

@Lyndal McMurphy Something similar happened to us but it was mold and got water. We put the resident up in a hotel for a few nights until the issues were fixed. That is what I would want if I was in that situation... golden rule. Go with your gut.

Here are some of the most commonly requested items, not an exhaustive list:

  • Social security number
  • Proof of employment.
  • Proof of income.
  • Tax documents.
  • Place of Residence.
  • Bank account information.
  • Credit information.
  • Purchase agreement.
  • Gift letters.
  • Monthly expenses. (for your own budget)
  • Self-employment documents

Important to building business credit. I'm not the expert, but I know there are companies out there that help build business credit like Prime Corporate Services.

I would recommend the HELOC. Rates right now are great and some you can get interest only payments. The money will be there for when you need it. You won't have to immediately start paying it down until you use it, unlike a loan or refinance. Good luck!

There are many portfolio lenders that will let you purchase with the LLC. RCN, LimaOne, FlipSimpli, etc... They're out there.

Not sure what you need for inspiration @Daniel Kierath Jr. What are you looking for? GA is great! Maybe go to Frank Rolfe's Mobile Home University, that may set you on your path.

Start with your goals @Jack Daw. That should lead you to your answer. If you want to own some SFH, then that will lead you one way. If you want to get multifamily experience, you could invest in a syndication deal or buy your own duplex, etc... Start with the end in mind, then back into what you should do.

Don't believe it will impact greatly, especially given the past outbreaks that have scared the public. The media will always latch on to something to scare us... This is could be a marketing opportunity for multfamily investors to highlight their hygiene and safety considerations maybe by adding sanitizer, sanitzing wipes and other measures to common areas as hygiene amenities... just a thought.
