@ Jerryll Noorden. Fair enough. You are correct with everything you said. However, allow me to play devil's advocate. Why do large corporations spend billions every year in outbound advertising (e.g. tv, radio, etc)? I don't know why, but I never thought about what you mentioned about how people contact businesses as opposed to businesses contacting prospects. I recall never getting a telemarketing or text solicitation from a large corporation. So you are correct. However, I spent $3,000 using Bing PPC and made no sales. My message was persuasive, but all the leads were tire kickers. My situation is the same as the OP's, I tried everything, but no sales. I have funds for marketing, I just can't find an effective marketing channel. Based on your advice, there's three possible channels: Google my Business, Google PPC ads and SEO. Google my Business probably has a low reach, Google PPC ads probably will be the same results as Bing and SEO will take a long time before I see results. Any suggestions? TIA.
@ Rick H. Thanks. This makes sense, as these homeowners should be highly motivated. Can you disclose your specific marketing strategies? I tried everything and failed. Nobody answers their phone; the phone carriers recently made it extremely difficult to send bulk texts; Facebook only allows me to communicate with a bot; I spent 5k on Bing PPC ads and had no sales. My ad content is persuasive, as I'm generating plenty of leads. I also know how to wholesale. So, what advertising mediums do you utilize? Thanks.
@ Jerryll Noorden. you never mentioned the obvious: how will distressed sellers come to you? By advertising, targeting distressed sellers/properties. Which this post is about.

@ Kyle Ebersole. Thanks for your insight. I'd like to ask you another question. I'm thinking about wholesaling distressed FSBO's listed on Zillow. I've seen many with spreads of 200k ( difference between sales price and ARV). These listings have been on Zillow for 30-60 days. I don't understand why other wholesalers or investors haven't snatched these properties. Any insights?

no i haven't heard your pig story. Unlike you, I don't live in a double wide in southern Kentucky with my wife/sister. Furthermore, I wasn't addressing you, so mind your own business. @ Eliott Elias. May I ask why you want to see it? I'm a newbie. I see no benefit showing an investor because he may complain about my wholesaling fee. Perhaps you wouldn't, but I think many will. All I know is that's it's not easy getting a wholesale deal. Many sellers tell me they get contacted 20-50 times a day by wholesalers, investors and bird dogs. however, I know there's wholesalers that sometimes charge 50k-100k, which is raping the seller. I wish gov regulation would prevent such high fees.
