Thanks Mike. Your answer makes sense. That's why I was getting what appeared to be conflicting answers. Not all lenders have the sale rules. From your experience, which agency makes the decision most often, the lender or the trustee?

Hi Bill. No, there is no attorney. I'm a newbie. I'm planning on targeting pre-foreclosures. I know that many homeowners wait until the last minute to get out of denial, therefore, I know I must learn how to request extension to their auction date. Most of them will probably be broke, so, if I have any chance at all on making a sale, I need to do it for them. I watched You Tube videos regarding extension requests, it seems straight forward. It helps that I'm a mortgage broker. Thanks for your comment.

@ Wilson Strozier. Almost everyone is on the DNC list. The bottom line is telemarketing and mass texting is illegal (unless you get prior permission to call/text). The fines are massive if you get caught. I do Facebook ads, which is more effective than telemarketing. And it's legal!

Hi John. Can you tell me roughly how many doors you need to knock on to make one sale? I understand that there may be other variables. Assume the door knocker is experienced in pre-foreclosures and has good sales skills. I just want a number. Thanks.

As a wholesaler that wants to assign a contract to an investor/end buyer, do I need a contract between wholesaler and seller, titled, PURCHASE AND SALE AGREEMENT then another contract between wholesaler and investor/buyer titled, ASSIGNMENT OF CONTRACT? Thank you.

Has anyone had success for finding MLS deals with Privy? If so, how do you prevent the investor buyer from going behind your back and negotiating with the listing agent?
