Hey BP family,

Well I did it, i completed the 90 hour salesperson Pre licensing course. I've filled out the salesperson application and I'm getting to ship it off the the good ole LREC. So now that I've passed course I was wondering if any RE agents out there have any tips for studying for the exam. i really wanna pass the exam on my first try!

@Brent Causey Also I had a few quick questions you said you tied none of your own cash in this property. But I was wondering about holding costs, was that a part of the 10k Financing costs? Did you pay the holding costs with your prosper loan? And was it hard to get a loan with no money down from the bank, which lender did you use?

@Brent Causey Congratulations on the deal man, the house looks amazing. I'm located in Ruston as well and I'm attending LA Tech. Currently I'm trying to get my real estate license to realty jump in to real estate before I graduate. Let me know if you would like any help on any other projects you might have. I have some carpentry experience and would love to work together on something with you.

This sounds like the beginning of what should be a simple deal turn into a long and arduous one. The family isn't going to go without a fight. It sounds you might be on the verge on losing out on wither a lot of time or a lot of money or both. if you can't come to a reasonable compromise with the family and quickly then the property probably isn't worth your time.

Hey Everyone, sorry it has taken me so long to respond but thank you all for your responses. You have given me a lot to think about. As it stands right now I probably won't go to Grad School as I get out of college but I will consider going after taking a year or two off to do some work. If I have built up a sufficient enough income with REI to support the cost of an MBA without going into debt than I might just do that.

I'll look into both MBA's and MRSE's from a variety of different schools, and see which one (if any) would best for me.

@Caleb Heimsoth @Account Closed Yeah my current school has a pretty good MBA program but I don't think I would call it Top Tier. Thanks for your insight!

Thank you all for your valuable input. I was not expecting so many responses lol. Overall I don't think I'll be going to Grad School, or at least not after I graduate. Instead I'll focus more on learning about REI and finding ways to save up enough cash to purchase my first investment property.

@Remus Phillips Thank you for the advice, I definitely think the skills that you learn with a formal education are valuable, I think I would rather acquire these skills through experience doing something love though at the same time.

@Elizabeth Wilson Thank You for the input and your right! the BP resources on the site have truly been invaluable I feel the amount of information I have access to on here pretty much rivals that of several college courses anyway lol.
