Post: Inspector screw up?

Idan,

Definitely go after the inspection company.  Especially if they say it looked new and there is a sticker saying 1998.  You would only get back the amount you paid for the inspection, but that is better than nothing.  I don't believe you should get something for nothing, but you paid for the inspection they didn't preform up to normal standards.  Also tell who recommended them what happened.

You should buy the property and demand that the church moves so someone can open up a pot shop that also sells alcohol and guns.  

Dude, a church is not a big deal at all.  Probably more positive than negative.  I think more people will have issues w/ if the bedroom windows face east or south-east.

Thank you and your group for their service. I don't know how or if there is one, but BP should have a group on here for military people and a way for non-military people like me who want to find ways to help out.

Look at youtube and learn how to do it yourself.  $25-40/lock and you can save it for another property later

I love your goal and plan.  Good for you!!!  Limit your risk by paying cash, don't drop your day job if you get a good income from it and you enjoy going to work. But still understand this is still a BUSINESS.  It will still demand your time and attention.  You wont get there overnight, but with you mindset, you WILL GET THERE!

I agree w/ Taylor. Go out and start networking.  I would also make a list of all the goals you have regarding Real Estate.  It could be anywhere from buying my first property that gives me $300/month to becoming the next Donald Trump.  Then make a business plan on how you are going to get there.  I find that putting things on paper makes it more real and accountable to yourself.  Ask questions as they come up

I assume you have the right to give 24 hour notice and do an inspection of the property.  Check your lease and state/county laws.  Not to mention, you could have used your home owner's insurance policy to cover it if something like a pipe burst.

I agree w/ Abel.  It shouldn't cost you anything to use a realtor on the buy side.  That is usually paid by the seller.  Also, the agent should have referrals and recommendations on how to sell the property better, faster and for more money.  Make them EARN their money

 We have a fenced yard.  So I would take all cats and dogs other than rottweilers and pit-bulls.  Dogs over 15lb have to be outside and owner is responsible to clean up after them.  Again, we haven't rented to anyone w/ pets, but that is our guidelines.  I'm actually thinking of not allowing them moving forward b/c I don't need to based on my track history.  Are you guys getting a lot of requests?
