When we are buying with a tenant in place what steps do we need to take in order to assume the lease agreement and security deposit?

I'm assuming there is an assignment of lease agreement and security deposit?

Any help would be much appreciated as we are scheduled to close on Monday.

@Sharon Vornholt I don't really mail to probates. I'm assuming the newspaper. I'm not sure of the in's and out's so I've stayed away from that thus far. It is something I'm very interested in marketing to as absentee owners are becoming less motivated these days.

@SharonVornholt I should have rephrased the question. They mail got returned to me with a stamp from the postal service saying deceased. I want to mail to maybe one of their heirs or the executor, if it is in probate. I just wanted to know how to find that info.

I just got a postcard back with a note that says "Deceased".

I want to mail to the person in charge of handling their estate.

Any quick tips?

I have not done the math but I can see it's going to loose money, or barley scrape by. I would pass.

I would not sign that. I would tell him if he brings me good deals I will work with him and make sure it is worth his while.

In general, what do you normally do when talking with a seller? For example, I go thru a questionnaire, vet the thing online, see what it rents for etc… and submit a few soft offers based on that. If we are in a similar ballpark, I will set up a time to view. Does anyone else do this? Or do you always meet with sellers in person? I'm trying to be efficient but I don't wanna leave money on the table.

I see "wholesale deals" in LA area everyday. Have yet to see one that actually pencils out.
